TIMELINE & EXPECTATIONS
Meet with you to discuss your timeline, expectations, and educate you on the buying process
BUILD BUYING TEAM
Work with you to build your strong homebuying team including broker, lender, and inspector.
MEET WITH LENDER
Arrange a free no-obligation pre-qualification meeting with a lender(s).
Discuss the current market conditions so you will be comfortable knowing how fast or slow the market is moving, so you don’t miss any opportunities.
KNOW THE PROCESS
Educate you on the MLS forms that will be needed when writing an offer and which might be used throughout the process.
COMPONENTS OF AN OFFER
Work with you on the components of an offer including offer price, escalation, down payment, earnest money, closing date, and other items that may be negotiated in the offer.
Discuss contingencies and how these can protect you. We will make a contingency plan for your offer.
AGENCY & THE LAW
Discuss agency relationship with you and provide you with a copy of the law of real estate agency.
Create a custom home search strategy with you that takes into account your goals and schedule.
Create an online account for you that allows us to coordinate your home search. This interface allows us to share listings, save as favorites, and make comments so we are all on the same page.
Provide you with additional documents on any available property you want to investigate further.
Set up private showings of properties that might be good contenders.
Negotiate with any For Sale By Owner.
Represent you if you want to buy new construction from a builder (let’s discuss the process for this).
THE OFFER AND NEGOTIATIONS
Set up offer documents using electronic signing.
NEGOTIATE WITH SELLERS & AGENTS
Negotiate with the sellers and listing agent on your behalf, keeping your end goals in mind while also advocating for the issues that you feel most strongly about.
PENDING TO CLOSE
DOCUMENTS FOR PURCHASE
Provide you with all Purchase and Sale paperwork and provide with a calendar of important dates you need to be aware of during the transaction.
Deposit your earnest money with escrow.
Work with the escrow agent to make sure all deadlines are met.
Negotiate inspection repairs and/or allowances with the sellers and listing agent.
ADDITIONAL PROFESSIONAL REFERRALS
Provide you with referrals to additional professionals who may be needed in the home-buying process including engineers, attorneys, surveyors, crawl space experts, plumbers, electricians, and sewer scope.
Keep in touch with the lender to make sure everything is progressing as planned.
Make sure your signing is coordinated with the escrow agent.
Coordinate your final walk-through with the sellers.
Coordinate your move-in access with the sellers.
NEW OWNERSHIP RECORDED
Let you know when the property ownership change has been recorded with the county.
INDUSTRY PROFESSIONAL REFFERALS
Provide you with referrals to industry professionals including contractors, designers, plumbers, electricians, and others you may need to keep your new home in tip-top shape.
